Manufactured homes are suitable for manufactured homes zoning or for designation to specific zoning such as a manufactured housing community. Manufactured Homes are not "Mobile Homes".

“Mobile home” means a factory-constructed detached dwelling unit in single or double section, designed to be readily re-locatable.

Benefits offered by factory-built manufactured homes include:

  • Precision framing jigs are used in factories to ensure these structures are square and true
  • Climate controlled factories ensure building materials are installed dry and remain dry, reducing the potential for mold and other moisture related performance & durability degradation
  • Continuous air/vapour barrier application and precision insulation installation result in a tighter, better insulated building envelope, further improving durability and improving energy efficiency
  • Homes are fully inspected and Labeled for SBC compliance in the factory. Inspection at the home site is limited to the minimal amount of work required to ready the home for occupancy
  • Homes leave factories fully secured against theft & vandalism at the home site
  • Homes leave factories with all wood framing fire protected by installed gypsum board. With increasing incidences of ‘framing stage’ fires at project sites, this protection can measurably reduce the number of fires and the cost of ‘course of construction insurance’
  • It is manufactured in compliance with the CSA Z240 MH Standard and will bear a prominently displayed Label
indicating that compliance. Each section incorporates longitudinal steel frame rails under the floor that become part of the
permanent surface foundation system on which the home is supported. Mobile home foundations are constructed in
compliance with the CSA Z240.10.1 Standard.
  • Reduced field time required to complete homes for occupancy result in lower interim financing costs
  • Only rarely does the purchase price quoted for one of these homes differ from the end price.
