Modular Home

Modular homes are a welcome addition to any community. These homes are built in a factory and are designed to fit into most residential neighborhoods. The following definition ensures these homes meet the architectural and construction requirements of a single—family dwelling typically R-I zoning.

“Modular home” means a new residential building of one or more section constructed within a factory and transported to a site to be permanently installed on a foundation. A modular home shall be considered a detached dwelling providing it meets all of the architectural and construction requirements of a single-family dwelling as defined in the R-I zoning bylaw, and does not include a manufactured home or a “mobile home”.

Many modular homes are being placed on full basements although they can be mounted on slabs or on suitable footings. Manufactured homes are usually placed upon slabs or footings.
